Property tax in Marion County runs on a fixed rhythm, but the deadlines come from different places — some are statutory and immovable, some are county practices that repeat on a schedule, and a few for 2027 have not been formally announced yet. This is the single calendar for Indianapolis owners covering the second half of 2026 through the end of 2027, with each date labeled honestly: fixed means verified or set by statute, expected means it follows the established pattern but is not yet official.

Fall 2026: Tax Sale, Election, Fall Installment
October 13–16, 2026 — the tax sale. Marion County's annual tax sale of delinquent parcels runs online at govease.com, with a $2,500 bidder deposit payable to the Treasurer. November 3, 2026 — Election Day. Two school property tax questions are on Marion County ballots so far, headlined by the 37.2-cent IPS operating referendum. Both would first hit bills in 2027, and both sit outside the tax caps. Winter 2026–27: The Deduction Deadline Most Owners Miss
January 1, 2027 is the next assessment date. Because of Indiana's one-year lag, values set that day drive the bills you pay in 2028 — your 2027 bills are already locked to the January 1, 2026 assessment.
January 15, 2027 is the deadline that actually moves money for 2027. Deduction applications — homestead, over-65, disabled veteran, and the rest — must be completed and filed with the county auditor on or before January 15 of the calendar year in which the taxes are first due, per the DLGF's deductions page and the state's property tax benefits form. If you bought a home in 2026, confirm your homestead deduction is on file before this date; miss it and your 2027 bill is computed without it. Tip
The 2027 bill is the first to carry SEA 1's year-two homestead math — a $40,000 standard deduction and a 46% supplemental deduction. The auditor applies those figures automatically, but only to parcels with a valid homestead on file by January 15. The full year-by-year table is in our 2026–2031 phase-in schedule.
Late winter 2027 (expected): the DLGF certifies Marion County's 2027 budget order and district tax rates. The 2026 order was prepared February 26, 2026 — see the 2026 certified rates breakdown — so expect similar timing, plus new referendum lines if November's questions pass.
Spring 2027: Form 11s, the Spring Installment, and the Appeal Window
Late April 2027 (expected) — Form 11 notices. Marion County mailed its 2026 notices on April 28, 2026. Nothing guarantees the same timing in 2027 — the mailing date moves year to year, and a mailing on or after May 1 pushes the appeal deadline to the following year under the statute. May 10, 2027 — the spring installment. Indiana's statutory due dates are May 10 and November 10. The 2026 spring date slid to May 11 only because May 10 fell on a Sunday; May 10, 2027 is a Monday, so the statutory date should stand — confirm on your statement or the DLGF due dates page when bills mail. This is also the payment-protection checkpoint: a Form 130 filed before the installment date lets you pay on the prior year's value while the appeal is pending, as we covered for the 2026 cycle.
June 15, 2027 — the appeal deadline. If Marion County repeats its before-May-1 mailing, the Form 130 deadline for the January 1, 2027 assessment lands on June 15, 2027 under the statutory rule. The June 15 filing checklist from the 2026 cycle is the template; a filing received June 16 is not late by a day, it is void for the cycle.
Fall 2027: Closing the Year
Fall 2027 (expected) — the 2027 tax sale. Marion County runs its sale annually in the fall; parcels delinquent from prior installments feed the list.
November 10, 2027 — the fall installment. The statutory date falls on a Wednesday, so no weekend adjustment is in play. Same half-and-half structure, same penalty tiers as this year's fall installment.
What Is Fixed vs. What Is Expected
The verified anchors: the October 13–16 tax sale, the November 3 election, and the November 10, 2026 installment. The statutory defaults: January 1 and January 15, May 10, June 15, and November 10, 2027 — real dates unless a weekend rule or a county announcement moves them. The expectations: Form 11 timing, rate certification timing, and the 2027 sale dates, which follow pattern but are not yet published.
